Documentation

We gather all necessary documentation from you and start to compile your application, making sure to look for any roadblocks we need to work around.

Compliance and Review

Submission

We complete the application, triple check everything and submit it to the bank.

 

Pre-Approval

Once the application is assessed and pre-approved you can start looking for your new home.

Contracts

With pre-approval in hand, you can now make an offer and sign contracts on your dream property or piece of land.

Valuation

We order a valuation for the property to give you the peace of mind that you aren’t paying too much.

 

Formal Approval

Once the bank formally approves the loan, we prepare the mortgage documents for signing.

  • Short answer: we don’t submit applications that we don’t think will get approved. We are in the business of saying YES, not NO or MAYBE.

    If we believe your application will not get approved, we will tell you up front and put together a step by step plan to make it happen.

  • Many of our clients have a low or no deposit but desperately want to get off the rental roundabout. There are options even if you do not have a decent deposit ready yet. You can consider using a family member as a guarantor, using Super, or take advantage of the government schemes that allow deposits as low as 2%.

  • Pre-approval isn’t required but is strongly recommended to make the application process smoother and simpler. Essentially, pre-approval means that a specific lender has approved you as a buyer, but not the property you wish to buy. Then, once you find your dream property or piece of land, you can put an offer in with confidence that the bank will lend you the money.

    More importantly, most agents and sellers will not accept an offer unless you hold a pre-approval.

  • We don’t do personal finance. That includes cars, boats and trucks. The reason we don’t offer this service is because we specialise in construction and home loans. We want to serve our clients with intention and focus at all times.
